Single use business programs (distinct from mixed use) in moderate density settings – for both village centers, of our projects, as well as commercial strip locations. Clients are private, notably developers for the planned coomunity under construction.
- SCALE: Primarily 1 – 2 stories, given the moderate density and resort context of the majority of projects.
- CHARACTER: Composition, massing, and style of buildings vary with program, site opportunities, and regional history or environment: desert southwest, Wasatch alpine, New England suburb, or big box parking plaza.
- BLOCK & LOT: Buildings enfront the space of the street or pedestrian promenade, contributing to the public amenity of the village center or street, relegating vehicle parking and service to secondary locations.
- CONSTRUCTION: Wood and light steel framing, excepting concrete tilt up panels for the big box program.
