Single use business programs (distinct from mixed use) in moderate density settings – for both village centers, of our projects, as well as commercial strip locations.
Clients are private, notably developers for the planned coomunity under construction.
- SCALE: Primarily 1 – 2 stories, given moderate density and resort context of the majority of projects.
- CHARACTER: Composition, massing, style of buildings vary with program, site opportunities, and regional history or environment: desert southwest, alpine, New England suburb, or big box parking plaza.
- BLOCK & LOT: Buildings enfront the space of street or pedestrian promenade, contributing to public amenity of village center, relegating vehicle parking and service to secondary location.
- CONSTRUCTION: Wood and light steel framing, excepting concrete tilt up panels for big box programs.
