Clients are private, notably developers for the planned coomunity under construction.
- SCALE: 1 – 3 stories, for moderate density and resort context of the majority of projects.
- CHARACTER: Composition, massing, style of buildings vary with program, site opportunity, and regional history environment: desert southwest, alpine, New England suburb, or big box parking plaza.
- BLOCK & LOT: Buildings enfront the space of street – contributing to public amenity of village center, relegating vehicle parking and service to secondary locations.
- CONSTRUCTION: Wood and light steel framing, with concrete panels for big box programs.
