Building entrances, the foreground of their lots, and their pedestrian zone on the street are tuned to T-Zones.

Each zone has immersive wholeness and elements of frontage sustain specific settings along the transect: Centers are fully different from frontages of Edge.

  • PUBLIC FRONTAGE: pedestrian, landscaped layer on each side R.O.W, accommodating on-street parking and utilities, employs established types.
  • PRIVATE FRONTAGE: domain at the lot front, entry access and front door, landscape, building façade – spatial configuration and building attributes complementing neighbors and identity of the street.
  • LEGACY: frontages serve townscape and local culture when based on traditions of established vernacular, fostering citizen’s loyalty and desire for community.
  • STREET SPACE: designed in geometric and spatial terms – terminated and oblique vistas, tree canopy, robust frontages, and cues for pedestrian safety.
  • CONTIGUOUS SPACE: public and private places – plaza, park, square, terrace – essential to town commerce and sociability.
